TERMS & CONDITIONS: 15% non-refundable earnest money deposit on sale day w/ balance due on or before May 14, 2021. A 10% buyers premium will be added to the final bid price to establish the “timber contract selling price”. There are no contingencies whatsoever in this auction, including financing, this is a cash sale! Timber is selling “As Is, Where Is”, The volumes of timber and grades offered (Plot Cruise) are estimates only and as a guide. We encourage interested bidders to conduct their personal due diligence and independent assessments on quantity and quality, prior to bidding. Purchaser(s) will have 18 months to complete the task and reclaim the lay-down area(s). Mature and marketable timber should be measurable (>14 inch DBH). The timber will be sold in accordance of the Kentucky Forest Conservation Act and under the supervision of Kentucky master Logger and the harvest operations will be inspected by Kentucky Division of Forestry for compliance with KRS 179.342 and 149.344. The purchaser will indemnify the seller against and and all third party claims arising from the Purchasers operations and will provide and keep in force appropriate insurance coverage for the duration of the contract. Announcements made day of sale take precedence. Lay-down yard access off J. Reeder Lane just pass the log home.
